Early Contractor Involvement (ECI)

Early Contractor Involvement (ECI) is an agreement between a Developer and Builder that aims to solve complex design and buildability issues prior to commencing construction on site.

 

During the ECI, we work with closely with the design team to identify and mitigate project risks, identify opportunities to increase efficiency and to pursue value engineering strategies.

 

Following the completion of the ECI, we provide a Design & Construct offer with a guaranteed maximum price.

Benefits of an ECI Agreement:

  • Complex issues such as services connections or complex DA conditions can be solved prior to starting on site saving time and cost;
  • The design is progressed to construction-ready quality prior to commencing on site allowing the early appointment of subcontractors and the early procurement of long lead items such as façades and lifts.
  • By identifying and mitigating risks during the design process, Builders can reduce contingencies that would otherwise be applied if the risks were unknown

Design & Construct

Under a Design and Construct contract, the clients existing design
consultants are novated to the builder.

 

The builder is responsible for the remaining design management and coordination which occurs concurrently to construction works.

 

This delivery model is suitable when time is critical and the design is yet to be fully documented.

Benefits of Design and Construct

  • Construction can commence sooner compared to a traditional lump sum contract where the design must be 100% complete before starting on site.
  • The cost of progressing the design to construction-ready drawings is included in the builders tender price, saving upfront costs and reducing developers equity input;
  • The builder takes on the risk for any design discrepancies and errors, saving time and cost
  • The design team is novated to the builder, allowing a direct line of communication allowing RFIs and design issues to be resolved rapidly saving administration time and cost

Lump Sum – Construct Only

If your design is fully coordinated and ready to build, we offer a lump sum construct-only arrangement to deliver your project.

 

Construct only is the most suitable project delivery method for construction projects that do not have a great degree of complexity and where the design documentation is fully and properly prepared prior to appointing a builder.

Benefits of Construct-Only

  • Construction costs are fixed compared to a cost plus or construction management contract arrangement
  • The contractor makes less assumptions during the tendering process as the drawings are fully documented and coordinated, potentially lowering construction costs
  • With a fully documented project, the contractor can commence works immediately after contract execution

Cost Plus / Construction Management

We offer a cost plus contract arrangement whereby we organise and coordinate all building works in return for a fixed percentage margin.

 

This arrangement is suitable when the design is dynamic and the client is budget conscious.

 

A cost plus arrangement involves full transparency to all costs. We don’t spend a single dollar or let a trade package without client approval.

Benefits of Cost Plus / Construction Management

  • The client has full visibility of the budget, actual costs and forecast costs to complete
  • The client has greater flexibility to make changes to the design
  • Most suitable when the design is dynamic and subject to change
  • The builder manages all the headaches that come with managing site works in return for a fixed fee
